Introduction
The Real Estate Regulatory Authority, known as RERA, has recently taken action regarding the quality of apartments in Dwarka. On Wednesday, RERA Inspects DDA’s Flats while addressing complaints from residents living in the Golf View Apartments.
Concerns from Residents
The Golf View Apartments have 11 tall buildings that include 1,130 luxury flats. These are made up of 14 penthouses, 170 Super High-Income Group (HIG) flats, and 946 other HIG flats. Residents raised serious concerns about the construction quality and the shared facilities, which they described as “poor.” 11 residents decided to report these problems to RERA.
RERA’s Response
RERA took these complaints seriously. Anand Kumar, who chairs RERA in Delhi, said he was very concerned about the quality of construction. He ordered a team of RERA engineers to inspect the Golf View Apartments. The inspection team will evaluate the flats assigned to the complainants and check the condition of the communal areas and parking lots.
Issues Noted by RERA
RERA has been actively looking into construction quality issues in many parts of urban India. The authority aims to improve the standards of housing projects. In this case, Anand Kumar mentioned a report from a Superintendent Engineer, dated May 14, 2025. He noted that many issues still need to be fixed regarding construction quality.
Kumar directed the Vice Chairman of the DDA to closely examine the apartment construction against the specifications that were initially given. He requested a report on this matter within six weeks.
DDA’s Point of View
The Delhi Development Authority (DDA) responded to the complaints through a spokesperson. They explained that some issues, such as blocked sewers, were not due to poor construction or design flaws. The DDA suggested that residents caused the problems by improperly disposing of construction waste after making changes to their flats.
The spokesperson said authorities will issue notices and fines to those causing blockages and will recover cleaning costs from the apartments or contractors at fault.
Proactive Measures
The DDA stated they are addressing any other concerns quickly. They commit to ensuring that all residents have satisfying living conditions. However, they reminded residents that changes made to the structure of their flats must not disturb others and should follow certain rules.
Previous Actions by RERA
RERA had previously instructed the DDA, in April, to form a panel. This panel’s purpose is to investigate residents‘ complaints and submit a report within a month. This proactive approach reflects RERA’s commitment to improving the residential living experience.
