Residents Face Major Problems at Luxury DDA Condos in Dwarka

Residents Encounter Major Issues at Golf View Condos

In Dwarka, a neighborhood in Delhi, the Golf View Condos are supposed to be a high-end housing project. These condos were built by the Delhi Development Authority (DDA). Nine months ago, many families moved into this new complex, excited about their luxury homes. But soon after moving in, they faced serious problems.

Expectations vs. Reality

Buyers paid over ₹2 crore for their condos, expecting comfort and good living. However, they were met with leaking pipes, crumbling plaster, and faulty wiring. One resident, who bought a flat for ₹3 crore, shared his disappointment. He said, “The wiring was faulty, doors were missing, and there was seepage in walls.” He had to spend an extra ₹30 lakh on repairs just to make his home livable. Many other residents echoed similar frustrations.

Additional Repairs

  • Residents reported needing at least ₹20 lakh extra for fixing plumbing and wiring issues.
  • They had to break open walls to redo fittings.
  • Some bought private security cameras due to safety concerns.

When a news team visited, they found the external walls missing plaster. Exposed wires and water-damaged areas showed the extent of the poor construction. The leftover construction materials were also scattered in the back lanes, making it difficult for people to walk through. And safety hazards were clear everywhere.

Safety Concerns

Safety became a major worry for the residents. The rooftop service shafts for pipes were open and lacked railings. One concerned resident remarked, “Someone could fall right in.” Residents often mentioned the problems with the lifts as well. There were only two lifts in each building, which is not enough according to national safety rules. These rules state that there should be at least three passenger lifts and one service lift.

Frequent Lift Breakdowns

  • The lifts often break down, leaving residents stranded.
  • A lift once dropped several floors before the emergency brakes engaged.

During a visit by the news team, one lift in the building had already broken down three times. This was frustrating for everyone. The basement parking area could not be used since it lacked fire safety clearance. This meant cars blocked internal roads, leaving only one lane open for traffic. Residents worried about what would happen in an emergency. If an ambulance or fire truck needed to get in, it could be impossible.

Water Shortages

Another common complaint among residents was about water supply. Many said they only had water three days a week. One resident shared, “Today it’s there because we made a scene, but tomorrow it might stop again.” This unreliable water supply adds to their living difficulties.

Lack of Help from DDA

Despite all these problems, the Delhi Development Authority has not provided much help. Residents felt helpless and frustrated. They even created a WhatsApp group to include DDA officials and workers, trying to coordinate basic repairs. One resident expressed their frustration, saying, “There’s no initiative from the DDA’s side. They don’t seem to care about this place.”

No Choice but to Stay

  • Residents feel stuck because they can’t afford to leave.
  • They are determined to fight for their rights and make their homes livable.

Another resident added, “We’ve paid such a high price for these homes. We can’t afford to leave.” They have no option but to live with these ongoing issues, hoping for better days in the future.

Conclusion

The struggles of residents at Golf View Condos paint a picture of disappointment. Despite the high price tag, the dream of luxurious living has been challenged by serious construction defects and a lack of support. It serves as a reminder of the importance of quality and accountability in housing developments.
