ROF Alante has 728 flats. It is located near the Dwarka Expressway and was built under the Haryana Affordable Housing Policy. The builder started giving possession of the flats in January. However, residents expected more amenities and utilities than what was delivered.
The Land Rights Situation
According to official documents, the approach road is a revenue road. This means it belongs to the Haryana government. These records show this has been the case since at least the 2023-24 fiscal year. Recently, the end of the road was dug up. Villagers even placed tin sheets at the entrance, forcing residents to find an alternative way in.
Builder’s Response
Alok Srivastava, head of facilities at ROF, wants to resolve these issues quickly. He says, “I am concerned with their safety. I do not want enmity between the residents and the villagers.” He assures residents that steps are in motion to address the problems. However, he explained that villagers were claiming rights over the land and needed more time to organize their documents.
Plans for Demarcation
To help solve the road issue, civic authorities will start demarcating the revenue road on Friday. Srivastava stated, “The demarcation should be done that day, and then we will fill the dug-up end of the approach road immediately.” He further reassured residents, saying that the first car to enter would be theirs.
Utility Services Under Review
Regarding utilities, Srivastava said the process is almost complete but is delayed due to the road situation. He stated, “We have delivered all internal works as promised.” This is why people moved in when they did, but recent events have caused frustration.
Residents’ March for Change
Despite promises from the builder, residents organized a brief march recently. They carried signs demanding a completed approach road and a halt to what they described as ‘hooliganism‘ by the builder. Rama, a resident for six months, explained her choice to send her aging mother-in-law back home, worried about the lack of facilities.
RK Sharma, who has also been living there for six months, spoke about possible emergencies. He said, “It is such a big project in Haryana, and we do understand how the road could have been incomplete. We want it fixed so we can live here peacefully.”
Concerns from Homeowners
Babita, another homeowner, chose to buy her flat to avoid paying rent. However, she feels it is not safe to move in yet. She said, “In monsoons, water also gets deposited on the approach road.”
Shivani Thusoo, a resident, shared her frustrations. “The builder has been lying. Where is the work on the ground? These things should have been sorted before possession was offered.”
Youth’s Perspective
Three boys who live in the society shared their thoughts. They stated, “Yahan toh theek se cycle karne ki bhi jagah nahi hain [There isn’t even a space to properly cycle here because of the road].” Their comments reflect the ongoing frustration felt by many residents.
